How to Prepare Land for Building in Texas

The steps to get a raw or overgrown lot ready to build on around Houston, clearing, stumps, grading, and drainage, and where most people get tripped up.

Bought a lot and ready to build? Before a foundation goes in, the land has to be cleared and prepped the right way. Skip a step and you pay for it later in drainage problems or a pad that does not sit right. Here is the order it usually goes.

1. Clear the brush and trees

First the lot gets cleared of undergrowth, brush, and the trees that are in the way. For a building site you usually want more than a surface mulch, you want the footprint genuinely open. Depending on the lot, that is forestry mulching, traditional clearing, or a mix.

A note on this: clear what you need, but keep the good mature trees you can. A couple of healthy shade trees left in the right spots add real value to a finished property.

2. Remove stumps and roots where the structure goes

Stumps left under or near a foundation rot and settle, and that moves the ground. Anywhere the slab, driveway, or major structure is going, the stumps and main roots need to come out, not just be ground at the surface. Elsewhere on the lot, grinding is usually fine.

3. Rough grade the site

Once it is clear, the lot gets rough-graded so it is level where it needs to be and sloped where water needs to move. This is the step that quietly decides whether your yard drains or pools later.

4. Get the drainage right, this is the big one in our area

Out here, water is everything. Lots in Katy, Cypress, and a lot of the flat west side were prairie, and they hold water if you let them. Grading the pad higher than the surrounding ground and giving water a path off the lot is what keeps a finished home dry. Clearing and grading without a drainage plan is the most common mistake we see.

5. Coordinate with your builder and the rules

Your builder and the county will have requirements, setbacks, the pad elevation, sometimes a drainage or tree plan. We work to those so the site is ready to hand off, not something that has to be redone.
